Stop getting frustrated with vague responses. Use these simple tricks to get exactly what you need from your construction documents.

The #1 Problem: Single Word Searches

Don’t type: “retainage”

Type this instead: “What is the retainage percentage and when is it released?”

Don’t type: “liquidated damages” or “LDs”

Type this instead: “What are the liquidated damages per day and what triggers them?”

Don’t type: “insurance”

Type this instead: “What insurance coverage is required and what are the minimum limits?”

The Magic Formula: Add Context

Instead of just the topic, add “what, when, who, how”:

Example Topic

Add This

Result

“OCIP”

+ “what coverage is included”

“What OCIP coverage is included and what insurance must I still carry?”

“change orders”

+ “what’s the approval process”

“What’s the approval process for change orders and how long does it take?”

“schedule”

+ “what are the key dates”

“What are the key milestone dates and what happens if we miss them?”

Try These Right Now

Copy and paste these examples into your Document Crunch chat:

For Contracts:

When must I submit an application for payment, what is required to be submitted with it, and what is the approval process?

For Specifications:

What are the specific requirements for [material/system] including acceptable manufacturers and installation methods?

For Any Document:

What is [Party A] and [Party B's] obligations and responsibilities regarding [Topic].

Quick Wins: Most Common Questions

Replace your usual searches with these improved versions:

Instead of…

Type this…

“force majeure”

“What events qualify as force majeure and what’s the notification process to claim relief?”

“warranty”

“What are the Contractor’s warranty obligations and for how long is it active?”

“submittal”

“What are the submittal requirements and review timelines?”

“testing”

“What deliverable testing is required, who performs it, and what are the acceptance criteria?”

“permits”

“What permits are required, who obtains them, and what’s the timeline?”

The 30-Second Rule

Before you ask anything, spend 30 seconds adding:

  • What you need to know

  • Why it matters to your work

  • When timing is important

Example transformation:

  • “bonding”

  • “What bonding is required, in what amounts, and when must bonds be in place?”
